The villa is ideally located, just a 5-minute drive from the town centre of Kalkan. Nearby beach clubs such as Lures, Kalamar, and Kulube are a 10 to 15 minute walk away. Meanwhile, a Carrefour supermarket and several excellent restaurants are located along Kalamar Road, within a 5 minute walk.

Lower Ground Floor

The lower level of the property is accessed via a separate entrance from the street level, providing an enhanced level of privacy and independence, which is ideal for couples, older teenagers, or groups seeking a little extra privacy within the villa.

Often referred to as a 'love suite', this generously proportioned level offers a welcoming and relaxed atmosphere. The space is comfortably furnished, featuring a large L-shaped sofa set and table football. This floor also accommodates the property's first two bedrooms.

Bedroom 1 is a twin room, furnished with a vanity table, bedside tables, and a wardrobe. This room benefits from a shower room located opposite the living area.

Bedroom 2 is accessed via a staircase leading from the living room and is a spacious double bedroom featuring a king size bed and an en-suite shower room. This room also has a vanity table, bedside tables, and a wardrobe.

The sleek, modern kitchen is finished in chic black tones and is fully equipped with high-quality appliances, including a fridge freezer, dishwasher, two ovens, a steam oven, hob, microwave, toaster, kettle, a built-in Franke coffee machine, and a water cooler. A breakfast bar with 4 stools provides a casual spot for morning coffee or light meals.

There is also a utility room with a washing machine, an iron, ironing board and a Guests' WC.

First Floor

This floor contains three further bedrooms: two doubles and one twin.

The villa's top floor houses the final two bedrooms, both of which share access to an expansive roof terrace offering breathtaking views over Kalamar Bay. Please note that these bedrooms are located under the eaves of the property, so some areas feature limited ceiling height.

Bedroom 6 is a double room, furnished with bedside tables, vanity tables, and wardrobes.

Bedroom 7 is a double room, furnished with bedside tables, vanity tables, and wardrobes.

• Bedrooms 6 and 7 share a shower room located on this floor.

Outdoors

Villa Eliza offers an exceptional outdoor space featuring two attractive pools and a range of designed areas for relaxation and entertainment.

The main feature is the private pool (10m x 8m, depth 1.55m), perfectly positioned to cool off during Kalkan’s warm summer days. A secondary pool (5m x 3m, depth 1.35m) located at the rear of the villa offers an additional option for a refreshing dip.

The front pool terrace is furnished with 8 sun loungers, parasols, a comfortable seating area, and two large dining tables that accommodate up to 14 guests for al fresco meals. There’s also an outdoor shower and a built-in professional Broil King barbecue grill, making this an idyllic spot to unwind and enjoy long lunches or dinners.

At the rear of the property, where the secondary pool is located, you’ll also find two additional sun loungers, a parasol, and a table tennis table.
